Une tendance qui n\u2019est pas pr\u00e8s de s\u2019arr\u00eater, selon des experts.<\/strong><\/p>\n<\/div>\n<div>\n<p>\u00abCe secteur de l\u2019immobilier est de plus en plus recherch\u00e9 \u00e0 cause de la venue d\u2019investisseurs \u00e9trangers qui recherchent ce genre de propri\u00e9t\u00e9s\u00bb, soutient le promoteur immobilier et auteur Martin Provencher.<\/p>\n<\/div>\n<div>\n<p>En 2011, on compilait 5066 de ces propri\u00e9t\u00e9s \u00abmillionnaires\u00bb tandis que le nouveau r\u00f4le d\u2019\u00e9valuation fonci\u00e8re de l\u2019ensemble de l\u2019\u00eele de Montr\u00e9al, d\u00e9voil\u00e9 hier, comptabilise 10 947 maisons du genre.<\/p>\n<\/div>\n<div id=\"fsk_splitbox_942_onscreen\"><\/div>\n<div>\n<p>Le nombre de propri\u00e9t\u00e9s de plus de 3 M$ a \u00e9galement presque tripl\u00e9 en passant de 183 \u00e0 490 maisons pour la m\u00eame p\u00e9riode.<\/p>\n<\/div>\n<div>\n<p>La maison unifamiliale la plus ch\u00e8re \u00e0 Montr\u00e9al vaut 19 M$.<\/p>\n<\/div>\n<div>\n<p><strong>Acheteurs \u00e9trangers nombreux<\/strong><\/p>\n<\/div>\n<div>\n<p>\u00abC\u2019est un ph\u00e9nom\u00e8ne que l\u2019on observe \u00e0 l\u2019\u00e9chelle nationale. Les prix ont mont\u00e9 beaucoup parce que la demande est pr\u00e9sente. Les taux d\u2019int\u00e9r\u00eat sont bas, les gens peuvent se permettre d\u2019acheter davantage\u00bb, pr\u00e9cise Joseph Montanaro, courtier immobilier de l\u2019agence Sotheby\u2019s.<\/p>\n<\/div>\n<div>\n<p>Les acheteurs de ce genre de maison risquent d\u2019\u00eatre plus nombreux au cours des prochaines ann\u00e9es puisqu\u2019il existe maintenant un vol direct entre Beijing, capitale de la Chine, et Montr\u00e9al, ajoute M. Provencher.<\/p>\n<\/div>\n<div>\n<p>Cela s\u2019ajoute au fait que Vancouver vient d\u2019imposer une taxe de 15 % aux investisseurs \u00e9trangers pour freiner leurs achats.<\/p>\n<\/div>\n<div>\n<p>\u00abIl risque donc d\u2019y avoir de plus en plus de ces propri\u00e9t\u00e9s de luxe, et leur valeur risque aussi d\u2019augmenter\u00bb, insiste-t-il.<\/p>\n<\/div>\n<div>\n<p>La nouvelle valeur fonci\u00e8re des propri\u00e9t\u00e9s de l\u2019\u00eele, qui prendra effet d\u00e8s le 1er janvier 2017 pour une p\u00e9riode de trois ans, repr\u00e9sente tout de m\u00eame la plus faible hausse observ\u00e9e depuis le d\u00e9but des ann\u00e9es 2000.<\/p>\n<\/div>\n<div>\n<p><strong>Valeur fonci\u00e8re moins \u00e9lev\u00e9e<\/strong><\/p>\n<\/div>\n<div>\n<p>L\u2019augmentation est en moyenne de l\u2019ordre de 5,9 % alors que par le pass\u00e9 les bonds \u00e9taient de l\u2019ordre de 20 % \u00e0 30 %.<\/p>\n<\/div>\n<div>\n<p>Ce nouveau r\u00f4le foncier n\u2019a pas un impact direct sur le compte de taxes, qui sera d\u00e9termin\u00e9 seulement lors du d\u00e9p\u00f4t du budget municipal.<\/p>\n<\/div>\n<div>\n<p>La plus faible hausse a \u00e9t\u00e9 observ\u00e9e dans le secteur des condominiums o\u00f9 la valeur fonci\u00e8re ne s\u2019est accrue que de 2,2 %.<\/p>\n<\/div>\n<div>\n<p>\u00abIl y a eu une surproduction de condos au cours des derni\u00e8res ann\u00e9es. La production est maintenant moindre, la demande est encore l\u00e0, mais le march\u00e9 est plus \u00e9quilibr\u00e9\u00bb, pr\u00e9cise Danielle Pillette, professeure en fiscalit\u00e9 municipale \u00e0 l&#8217;UQAM.<\/p>\n<\/div>\n<div>\n<p>Cette \u00absurproduction\u00bb a fait que le nombre d\u2019unit\u00e9s de condos d\u00e9passe maintenant celui des r\u00e9sidences unifamiliales.<\/p>\n<\/div>\n<div>\n<p>Sur l&#8217;\u00eele de Montr\u00e9al, 179 920 condos repr\u00e9sentent 35,41 % des unit\u00e9s d&#8217;\u00e9valuation.
